The ethos at Coopers Lettings is to maximise the rental return on our Landlord’s property whilst not compromising on the quality of Tenant.
We aim to guide our clients through the lettings procedure as smoothly as possible and be on hand to advise on any complex issues that may arise. We believe in operating in a pro active manor yet strive to maintain the integrity and professionalism that is synonymous with the Coopers name.

One of the benefits of being established for over 20 years is the relationships that have been built with companies in Stockley Park and Uxbridge Town Centre as well as Hillingdon Hospital, Brunel University and the American Community School.
Contacts with these various organisations have been firmly established giving us an edge in the market place. Corporate Lets form part of the many lets that we undertake with other lets being a result of employees being directed to us due to our standing in the area. Our location on Hillingdon Hill gives us the unrivalled position of being central to all of the areas major employers.
Property Advertising
To ensure that your property is seen by as many prospective Tenants as possible we believe it is essential that our marketing is the most extensive in the area.
This is the reason we advertise on rightmove, findaproperty primelocation, propertyfinder, fish4homes, hotproperty, ukpropertyshop and many others. We also advertise a full colour page in the weekly local press to ensure that your property is seen by the widest possible audience.
Members of NAEA (National Association of Estate Agents)
The National Association of Estate Agents is the UK's leading professional body for estate agency.
By choosing an NAEA member you can be sure you are dealing with an experienced and professional agent. Operating under strict rules of conduct, members must meet certain standards relating to professional and ethical practice. Under the rules, agents are required to protect and promote their client's interests, while at all times acting in a fair and proper manner.
Standards vary significantly in the lettings industry and clients should choose who to use with great care.
Lettings Process
Either a Partner or Manager of Coopers will visit you at your property to advise on how much rent you should expect to achieve. We will also advise on décor, minor repairs, furnishing and put forward suggestions that will look to enhance your rental income. First impressions are of paramount importance when Tenants view your property and goes a long way to ensure that you don’t encounter periods when your property is left empty.
Also discussed at the initial meeting are safety and legislation issues covering Gas and Energy Performance Certificates, Inventories and the explanation of the Tenancy Deposit Scheme.

Finding and Moving Your Tenant In
Once we have your instructions to market the property we will arrange for the photography, floor plans and printed particulars to be drawn up in order to email them to our database of waiting tenants and local companies.
All viewings are accompanied by one of our Lettings Team and once the rental price has been agreed we will take up references on the prospective tenants to ensure that we have found the right people to rent your property.
The Tenancy Agreement is then drawn up detailing the terms of the contract with the Tenant. Once both parties have signed the Agreement and the first months rent and deposit is in place the Tenant will move in.
