Property Management can be a time consuming job, one you do not need if you have a full time job or live overseas. Corporate and professional Tenants expect to be able to contact somebody regardless of the time of day; you do not want a call in the middle of the night from Tenants with a leaking roof or a broken boiler.
Coopers are determined their services should always conform to the highest standard. It is well documented that properties which are managed will on average last for 18 months, compared to 10 months of non managed properties. Many professional Tenants and most Corporate Companies will now have a preference to search for managed property.
The lettings industry is becoming more and more regulated with the government implementing further mandatory legislation. In recent times we have seen the introduction of Energy Performance Certificates, Tenancy Deposit Scheme and Licensing of ‘Houses of Multiple Occupation’. Just keeping up to date with all these new rules is enough of a concern without having to be on hand to deal with tenants telephone calls and emails, co-ordinating tradesmen who can often be unreliable and expensive, collecting the rent on a monthly basis, renegotiating the contract on renewal and knowing when and how to serve the correct notices.

Before the Tenancy commences we ensure that the Tenant completes a standing order mandate for future monthly payments. The day rent is received will be the same day the rent is forwarded to the Landlord’s account. Depending on your preference a Statement of Account will either be emailed or posted to the Landlord on a monthly basis.
Meter readings are taken and Gas, Electric and Water suppliers are notified of the new occupants along with the Council Tax department.
Should there be a problem that requires work to the property we will inform the landlord of the potential problem before any works are carried out. Should we not be able to contact the Landlord we will get minor repairs completed whilst any larger works will need the landlords authority. In the event of an emergency, repairs may be required to be acted on immediately.
Most Landlords prefer The Tenants deposit to be held by Coopers under the Tenancy Deposit Scheme. At the end of the Tenancy we will be on hand to ensure that the Inventory is checked and any dispute relating to the deposit is dealt with swiftly and in the correct manner.
During the Tenancy Coopers will advise and implement any changes of legislation and keep relevant certificates up to date.
Two months prior to the end of the Tenancy we will contact the Landlord and Tenant to see if both parties intend to extend. At this stage we will inform the Landlord of the current market conditions and if appropriate look to secure a rent increase should the Tenant wish to stay on. If the Tenant has decided to vacate at the end of the term the property is re advertised to ensure that there is no period when the property is without a Tenant. All viewings are conducted via the existing tenants and the contract stipulates that access is allowed for prospective Tenants or buyers.
